Our fix & flip and bridge programs typically start at 660 FICO. DSCR rental loans start at 680. We look at the whole file — experience, reserves, and the deal — not just the score.
Yes. We work with newer investors regularly. First-timers may see slightly more conservative leverage or a small experience adjustment, but we do close first-project loans every week.
For fix & flip, bridge, and DSCR products — no tax returns or W-2s needed. The loan qualifies on the property (and your track record). For portfolio and larger multi-family, we may request a P&L and a schedule of real estate owned.
Our fastest close is 5 business days on a bridge loan with a clean title. Fix & flip typically funds in 7–10 days. New construction and DSCR average 14–21 days depending on appraisal turn times.
We are active in 48 states — the continental U.S. We do not currently lend in Hawaii or Alaska.
No. Mortgage Funds LLC is a business-purpose lender only. All loans are made to LLCs or corporations investing in non-owner-occupied real estate.
